Track my Property - Estimate Query

The Rightmove estimate is an automated valuation model which provides a rough indication of what we think a property could be worth today. It's based on a range of property data including but not limited to, HM Land Registry information, recently sold properties and current property listings.

As the estimate is generated automatically, we're unable to manually adjust or override the value shown.

For this reason, the Rightmove estimate should be used as a guide only and isn't intended to replace a professional valuation from a local estate agent.

Why does the estimate for my property look incorrect?

The property information we hold can influence the estimate, so if you think your estimate looks incorrect, the first thing to do is check the details shown for your property in Track My Property.

This includes:

  • Property type
  • Number of bedrooms
  • Number of bathrooms
  • Size
  • Tenure type
  • Build year

If any of these details are incorrect, please contact us by emailing our Customer Experience team and we can look into this further for you. Let us know which information is wrong and what you believe the correct information should be. We can then take a closer look at the property data we hold.

My property details are correct, but the estimate still looks wrong

Even when the information we hold about your property is correct, the estimate may be different from the value you expect.

Differences in estimates can occur because of variations in the amount of data available, how recent that data is and the comparable properties used.

There are also some things our estimate doesn't take into account, including:

  • Renovations or refurbishments
  • Extensions
  • Agent valuations
  • The quality or condition of the interior of your home

For example, if you've recently renovated your property or added an extension, this won't necessarily be reflected in the estimate.

This means the estimate may differ from a professional valuation which can take the individual features and condition of your home into account.

Why has my estimate changed?

Our value estimates are rounded to the nearest £5,000 or £10,000. Small fluctuations near these rounding points can sometimes make a change appear more significant than it actually is.

Estimates may also vary over time as the property and market data available to us changes.

I still think my estimate is significantly wrong

If you've checked the property information in Track My Property and it's all correct, but you still believe the estimate is significantly different from what you'd expect, please contact us by emailing our Customer Experience team and we can look into this further for you.

To help us look into this, please provide:

  • Your full property address
  • The value or range you believe is more accurate
  • Details of what you believe is incorrect
